L'EMPLACEMENT
Le terrain est situé au 9300 Old Georgetown Road, au cœur de Bethesda (MD), un quartier résidentiel très prisé de la proche banlieue de Washington DC. Un terrain d'environ 4156 m2 sur lequel repose un immeuble en mauvais état d'environ 420 m2 de plancher, type Rez-de-chaussée + 1 étage + combles, édifié sur un sous-sol semi-enterré.
LE PROJET
Le projet consiste en la division du terrain en deux parcelles pour réhabiliter la villa existante et construire une autre villa de très grand standing.
Ces villas seront conçues en intégrant des dispositions environnementales fortes et des équipements domotiques pour en faire des bâtiments intelligents et écologiquement responsables.
Le programme comprend:
- Rénovation complète d'une villa existante de haut standing de type 6 chambres et 5,5 salle de bains, avec des dispositifs environnementaux et domotiques.
- Construction d'une luxueuse villa de 6 chambres et 6,5 salle de bains, avec un patio et une piscine extérieure.
- En plus de ces bâtiments, il y a des travaux de fondation et de voirie (voirie et réseaux divers).
THE LOCATION
The land is located at 9300 Old Georgetown Road in the heart of Bethesda (MD), a popular residential neighborhood in the close suburbs of Washington DC.
A plot of some 44,735 sf (4,156 m2) on which rests a building in poor condition of approximately 4,600 sf (420 m2) of floor, type Ground + 1 floor + attic, build on a semi-underground basement.
THE PROJECT
The project consists of the division of the land into two lots to rehabilitate the existing villa and build another villa (very high standing).
These villas will be designed by integrating strong environmental provisions and electronic equipment to make them green and smart buildings.
The program includes:
- Complete renovation of an existing high standing villa of type 6 bedrooms and 5.5 bathrooms, with environmental and home automation devices.
- Construction of a luxurious villa of 6 bedrooms 6.5 bathrooms, a patio, a fire pit and a swimming pool, with environmental and home automation devices.
- There are also foundation and road works (roads and various networks).
